Miami roofing in numbers
| What we measured | City of Miami |
|---|---|
| Roofing permits, three years | 6,585 |
| Firms | 908 |
| Firms matched to an active DBPR license | 97.4% |
| Usual filed value | $16,250 |
| Middle half of firms' usual value | $12,996 to $20,400 |
| Usual days from permit to final | 38 |
| Reached a final | 97.5% |
| 10th-percentile firm (10+ permits) | 92.7% |
| Firms under 70% finished | 0 of 75 |
Even the 10th-percentile roofer finished 92.7%. A Miami roofer with several permits a year old and no final is unusual here, and worth asking about by address. Filing is nearly flat across the year (index 83 in December to 111 in October), so season is not much of a lever on price. More on prices: Miami roofing cost.
Which license a Miami roofer needs
Roofing is one of the categories DBPR says needs state registration or certification (DBPR FAQ, read 22 October 2026). Read which kind: a certified roofing contractor may work throughout Florida; a registered one holds a local license that is valid only in the county or city that issued it and places that accept it. A registered roofer from another county may not be licensed for Miami.
The five-minute check:
- Search the number from the quote on DBPR's Verify a Licensee. Status should be current and active, the type should be roofing (or a general, building or residential license), and the business should be the one on your contract.
- Run the company name through Miami-Dade's BCCO Contractor Search, then its Contractor Complaint Search, or call 786-315-2880.
The Miami contractor license lookup covers qualifiers and county certificates of competency.
The permit rule for a Miami re-roof
The City of Miami says "A building permit is required for all roofing work in both residential and commercial properties", with no size threshold, and "All roofing materials must have a Miami-Dade County Notice of Acceptance (NOA) or Florida Product Approval". Owners of homes may qualify as owner-builders, after an exam and an interview, for shingle roofs only (City of Miami, read 23 October 2026). The upfront fee is based on the project's total cost, with none for residential work under $2,500.
So ask the roofer for the NOA number of every product on the quote and open it at miamidade.gov: the approval and expiry dates are on page 1 (for example, NOA 26-0331.03 for five TAMKO shingle lines expires 1 December 2030). Once the permit is issued, find it in the City's iBuild portal and check the contractor is your roofer.
Red flags in the Miami record
- No active DBPR match for a roofing firm. 2.6% of roofing firms on Miami permits had no DBPR match. Some permit under a trade name, so search the qualifier's own name before you conclude anything.
- "Pull it as owner-builder." That makes you the party responsible for the roof, and the City allows it only for shingles.
- A firm that went quiet. 49 roofing firms with 5 or more permits filed none in the last 12 months. After a hurricane, ask how long the firm has worked in Miami-Dade.
- Open complaints on the county search.
- A finished share under 92.7%, the 10th-percentile line, when almost every Miami roofer is above it.

Ranked by City of Miami roofing permits in the last 12 months of the window. Volume, not quality.

What the Miami record does not tell you
Our Miami data is the City of Miami only; Miami Beach, Coral Gables, Hialeah and unincorporated Miami-Dade issue their own permits and are not in it. A final means the City passed the inspections; it does not check that the installed product matches the NOA on the quote or that the wind-mitigation paperwork for your insurer was done, so ask for both. Insurance never appears on a permit. The national checklist is in hiring a roofer, and the material choice in metal roof vs shingles.
How we know this
Permits are City of Miami roofing permits, 2023-10 to 2026-09. "Reached a final" uses permits a year or more old; days to final is the median from issue to final. Percentile and under-70% figures use roofing firms with 10 or more permits; the filed-value range uses firms with 3 or more. The busiest-firm table ranks by permits in the last 12 months. License status is matched to Florida DBPR's construction license file. Rules are quoted from DBPR and Miami-Dade pages (read 22 October 2026) and the City of Miami roofing permit page (read 23 October 2026).
Numbers come from City of Miami building permits (since 2014), data through October 17, 2026. Nobody paid to be on this page and nobody can.
