Do I need an electrical permit in San Antonio? The licensed-contractor rule, fees and 15,456 permits

Yes: San Antonio requires an electrical permit to install receptacles, ceiling fans, light fixtures or sub-panels, and only a State licensed electrical contractor registered with the City can pull one. The City issued 15,456 electrical permits from October 2024 to September 2026, about 7,700 a year.

What needs an electrical permit

The Development Services Department's Home Remodeling FAQs say "You need a permit whenever you install receptacles, ceiling fans, light fixtures, sub-panels" (read 24 October 2026). The City's No Permit Required list has no electrical item on it, so treat any new or changed wiring, panel, circuit or service as permit work, and call 210-207-1111 if you are unsure about a repair.

Electrical work inside a bigger job is permitted separately. The City's Residential Permits page uses the example of a deck with a ceiling fan and sink, which needs building, electrical and plumbing permits. On a new home, the trades are billed on the building permit.

Who can pull it

Who Electrical permit in San Antonio?
Homeowner No: "Homeowners must use licensed trade contractors for new electrical, plumbing, and HVAC components"
Trade contractor licensed by City or State, registered with the City Yes
Home improvement or residential building contractor No, building permits only

The FAQ is blunt: "Only State licensed contractors can get electrical, mechanical, and plumbing permits." Texas electricians are licensed by TDLR; how to check a contractor's license in Texas walks through the search, and the City's own contractor search is linked from the Residential Permits page.

What it costs

From the FY 2027 Development Fee Schedule (revised October 2026):

Fee line Amount
Electrical permit base fee (existing homes and commercial) $57.50
Service rating, 0–200 amps $3.74
Electrical plan review (when required) $115.00
Re-inspection fee, all trades $57.50
New home, 0–2,500 sq ft (billed on the building permit) $115.00
Optional TML permit / optional TOPS permit (new construction) $65.55 / $62.10

Transformers, panelboards, motors and generators each have their own per-item lines. Unless noted, fees carry a 4% Technological Improvement and a 4% Development Services surcharge.

How to get one

  1. Hire a licensed, City-registered electrical contractor; the contractor files the permit through BuildSA or at the One Stop, 1901 S. Alamo St.
  2. The work is inspected by the City; each inspection and its result shows on the permit record in BuildSA.
  3. Keep the panel and the work exposed until the inspection passes; a call-back costs $57.50.

Electrical permits barely move with the season compared with roofing or HVAC: the busiest month runs only about 17% above average. The top ZIPs are older central and south-side neighborhoods rather than the new-home suburbs, which fits rewiring, reconnects and panel work on existing houses. The monthly table is on San Antonio electrical permits; all kinds of work are on San Antonio permit statistics and the rows on browse San Antonio permits.

Before you hire

Look the permit up in BuildSA once it is issued (San Antonio building permit search). Other cities' rules are in do I need a permit for electrical work and do I need a permit for an electrical panel upgrade; filed costs elsewhere are in electrical work cost.

What this does not tell you

The City's file lists a primary contact, not the contractor, and has no status, final date or usable job value, so we cannot name electricians, show how many permits passed, or give costs. It covers the City of San Antonio only, not unincorporated Bexar County or the small cities inside it.

How we know this
