|---|---|---|
| "Is a permit required? Yes." | Reroof building guide (3/17/16) | Every reroof is permit work |
| A homeowner may do the reroof: "Yes." | Reroof guide | You can be your own roofer |
| "The permit holder must call for inspection(s)" | Reroof guide | Whoever pulls the permit books the inspections |
| A mid-roof inspection "may be required" for tile, metal and special roofs | Reroof guide | Ask before you cover the deck |
| Section 22-97 exempts "owners of up to three single family detached structures" from contractor licensing | Homeowner Statement of Understanding (A130, rev. 06/2019) | The owner-builder route |
| "All contractors must have a valid City of Aurora contractor's license for the applicable portion of the work" | Homeowner statement | A hired roofer needs a City license |
| Under Section 22-184, exterior work started by a homeowner acting as contractor must be completed within one year | Homeowner statement | Don't leave a half-done roof |
The reroof guide also calls for new 15# asphalt-saturated felt over a dry deck: one layer on slopes of 4:12 or more, and 19-inch laps starting with a 19-inch strip on slopes from 2:12 to 4:12. It is written to the 2015 International Residential Code, so check the City's current adopted codes for anything newer, such as layer limits, which the guide leaves to the building department.
How to apply and get it inspected
- Apply through the City's Building Plan Review and Permit Management site (Aurora4Biz), which needs a login; as a homeowner, sign the Statement of Understanding.
- Call for the inspections on the permit, including a mid-roof inspection if the Building Division requires one for your roof type.
- Check the results on View Inspection Results by house number and street. The Building Permit Center, 303.739.7420, handles permit status and inspection questions, per the City's Permits page.
The City's fee pages could not be read; the Building Division has a permit fee calculator, and the permit is filed with a valuation.
What 10,525 Aurora roofing permits show
| Measure | Aurora roofing permits |
|---|---|
| Issued October 2024 to September 2026 | 10,525 (33% of all building permits) |
| October 2024 to September 2025 / October 2025 to September 2026 | 7,764 / 2,761 (64% fewer) |
| Residential (Roofing-RT2) / commercial | 9,535 / 974 |
| Usual declared value (10,422 with one) | $11,224; middle half $7,372 to $16,000 |
| Biggest months | October 2024 (1,500), April 2025 (1,091) |
| Busiest / quietest calendar month (index) | October (213) / January (51) |
Aurora roofing comes in waves: October 2024 alone had 1,500 permits, and from December 2025 through August 2026 no month passed 266. The calendar index of 213 for October is that one surge month, not a regular season, so do not plan around it; in a quiet year like the last one, roofers have more open dates. Monthly counts and values are on Aurora roofing permits, every kind of work on Aurora permit statistics, and the rows on browse Aurora permits.
Before you hire
Ask for the roofer's City of Aurora contractor license, and read How to check a contractor's license in Colorado for the state side. Look up past permits on the house with the Aurora, CO building permit search guide. Other cities' rules are in do I need a permit to replace my roof; filed values elsewhere in roof replacement cost.
What this does not tell you
The City's open file names no contractor and has no status, final date or ZIP code, so we show no finished share, timing, ranking or neighborhood split. A valuation is what was declared on the permit, not the final cost or the insurance payout.
How we know this
Permit, homeowner and underlayment rules are quoted from the City of Aurora's Reroof Building Guide (2015 IRC, 3/17/16) and Homeowner Statement of Understanding (Form A130, revised 06/2019), and the contact number from its Building Division Permits page, all read 24 October 2026. Our counts are the City of Aurora OpenData Building Permits layer, read 19 October 2026: roofing permits issued October 2024 to September 2026, City of Aurora only.
Numbers come from public permit records in 57 cities, data through October 19, 2026. Nobody paid to be on this page and nobody can.
Questions
- Do I need a permit to replace my roof in Aurora, Colorado?
Yes. The City of Aurora's reroof building guide answers 'Is a permit required?' with 'Yes', and says the permit holder must call for the inspections. The City issued 10,525 roofing permits from October 2024 to September 2026, a third of all its building permits.
- Can I reroof my own house in Aurora, CO?
Yes. The reroof guide says a homeowner may do the work. The City's Homeowner Statement of Understanding, under City Code Section 22-97, exempts owners of up to three single-family detached houses from contractor licensing; you supervise the work and schedule the inspections, and exterior work must be finished within one year.
- Does a roofer need a license in Aurora, CO?
Yes, a City one. The City's homeowner form says any contractor a homeowner hires must have a valid City of Aurora contractor's license for that part of the work. The Building Division has a contractor licensing and lookup page.
- What are Aurora roof replacements usually declared at?
$11,224, with the middle half between $7,372 and $16,000, from 10,422 Aurora roofing permits issued October 2024 to September 2026 with a valuation. That is the figure declared on the permit, not the final bill.
- Why did Aurora roofing permits drop so much?
Roofing permits fell 64%, from 7,764 in October 2024 to September 2025 to 2,761 in the next twelve months. The first year had two surges, October 2024 (1,500) and April 2025 (1,091); in the second year no month passed 374.
