Madison contractor license lookup: the Wisconsin Dwelling Contractor credential, trade licenses and the permit record

In Madison, the firm that pulls a building permit for your house needs a Wisconsin Dwelling Contractor credential, and your electrician, plumber and HVAC contractor need their own state credentials. All are issued by the Department of Safety and Professional Services (DSPS) and checked in its License Lookup. The City of Madison issued 47,076 permits from October 2024 to September 2026, and 10,858 of them were for roofing.

Which license each job needs in Madison

Work DSPS credential Owner exemption under state law
Building permits on one- and two-family homes: remodels, additions, new homes, roofs Dwelling Contractor (with a Dwelling Contractor Qualifier) Owner who resides or will reside in the dwelling (§ 101.654(1)(b))

Plumbing Master or journeyman plumber license Owner of a one-family home they occupy, unless a local ordinance requires a license (§ 145.06(4)(a))

DSPS describes the Dwelling Contractor as the credential for "the owner, partner, or chief executive of a contracting business seeking certification to obtain building permits for one- and two-family dwellings" (DSPS, read 26 October 2026). The statute behind it says "no person may obtain a building permit" without the certificate of financial responsibility and continuing education it requires (Wis. Stat. § 101.654(1)(a)).

How to run the lookup in five minutes

  1. Ask for the credential number of the business, and for the electrician's, plumber's or HVAC contractor's license if they are separate firms.
  2. Search each one in DSPS's License Lookup, linked from the DSPS home page. Check that it is active and that the type fits the job: a Dwelling Contractor for a remodel, a plumbing license for a water heater.
  3. See the firm's Madison jobs. In the City's Accela Citizen Access, search by contractor license information, as the Madison building permit search guide shows.
  4. Look up your address in the same portal before you buy or hire, to see what was permitted there before.

Doing the work yourself

State law lets an owner-occupant pull their own building permit: the Dwelling Contractor rule "does not apply to an owner of a dwelling who resides or will reside in the dwelling and who applies for a building permit to perform work on that dwelling" (§ 101.654(1)(b)). Plumbing is exempt for "a property owner in a one-family building owned and occupied by him or her" as a home, "except where such license is required by local ordinance" (§ 145.06(4)(a), read 26 October 2026). Madison's own ordinance can add to that, so call the City's Development Services Center (608-266-4551) before you start electrical, plumbing or HVAC work yourself.

What our Madison pages add

The DSPS lookup answers "is this firm licensed". Our Madison page counts what the City permitted, October 2024 to September 2026, and 95% of those permits name a contractor:

Kind of work Permits (Oct 2024–Sep 2026) Oct 2025–Sep 2026
Roofing 10,858 8,352
Plumbing 10,392 5,187
HVAC 7,927 4,079
Electrical 6,326 3,066
Remodels and repairs 6,212 3,124
Solar 1,392 603
Garages, sheds and shade structures 1,388 637
Additions 501 240
New homes 469 239

Roofing permits more than tripled, from 2,506 in October 2024 to September 2025 to 8,352 in the twelve months after. The landing and each kind-of-work page list the contractors named on the most permits, a count of volume only. Madison's permit rules: roofing, plumbing and HVAC. What this lookup does not tell you

Madison's permit reports have no status or final inspection date, so we cannot say which jobs were finished, and we have not matched the named contractors to DSPS credentials. A busy firm is not necessarily a good one, and a license says the firm may do the work, not how its last job went.

How we know this

License rules are quoted from DSPS's Dwelling Contractor page, Wis. Stat. § 101.654 and § 145.06, read 26 October 2026. Counts are the City of Madison Development Services Center's permit reports (Construction Summary and Electrical, Plumbing and HVAC reports), read 19 October 2026: permits issued October 2024 to September 2026.

Numbers come from public permit records in 57 cities, data through October 19, 2026. Nobody paid to be on this page and nobody can.

Questions

  • What license does a Madison home builder or remodeler need?

A Wisconsin Dwelling Contractor credential from DSPS. DSPS issues it to the owner, partner or chief executive of a contracting business "seeking certification to obtain building permits for one- and two-family dwellings", and the business also needs a credentialed Dwelling Contractor Qualifier.

  • Where do I look up a Madison contractor's license?

On the DSPS License Lookup at license.wi.gov. DSPS issues the dwelling contractor, electrical, plumbing and HVAC credentials, so one search covers them all.

  • Can a Madison homeowner pull their own building permit?

Under state law, yes, for a home they live in or will live in. Wis. Stat. § 101.654(1)(b) says the dwelling contractor rule "does not apply to an owner of a dwelling who resides or will reside in the dwelling and who applies for a building permit to perform work on that dwelling."

  • Can I do my own plumbing in Madison?

State law exempts plumbing done by an owner in a one-family building they own and occupy as their home, "except where such license is required by local ordinance" (Wis. Stat. § 145.06(4)(a)). Confirm with the City's Development Services Center (608-266-4551) before you start.

  • Can I see a contractor's other Madison permits?

Yes. The City's Accela Citizen Access search takes contractor license information as well as a site address and permit type. Our Madison page also counts the contractors named on the most permits, by volume only.
