Siding replacement cost in 2026: what siding permits were filed at in 6 cities

A siding replacement costs about $15,000, going by US permit records: the median of the usual filed value of a siding permit in 7 US cities and counties, across 5,130 permits that carry a value. By city, it usually runs from about $12,707 to $37,120 in the permit record: that is the usual filed value of a siding permit in Colorado Springs and in Cambridge, Massachusetts, with Minneapolis ($13,500 across 1,823 permits), Cleveland ($13,866) and Saint Paul ($15,000) in between. These are the contractors' own figures for the whole job. Only six cities in our files file siding as its own priced type, so this is a short table; four of the six sit within a few thousand dollars of each other.

Colorado Springs and Marin County file stucco with siding. Sugar Land files siding permits without a value and is left out. Columbus files siding with roofing and windows, and San Francisco with dry rot and exterior repair, so their figures are not siding prices and are not in the table.

What drives the price

  • The house. Siding is priced by wall area, and the permit does not record it. A two-storey house with gables needs more material and staging than a ranch on the same lot.
  • What is under it. Sheathing found rotten during tear-off is not in the quote, and in some cities replacing sheathing makes an exempt job permit work (our siding permit guide names them). Ask for the price per sheet in writing.
  • Lead paint. EPA's rule requires "anyone paid to perform work that disturbs painted surfaces in homes, childcare facilities and preschools built before 1978" to "be certified and their employees be trained", and that includes "all firms, even sole proprietorships" (US EPA, read 23 October 2026). Ask a contractor working on an older house for its EPA firm certification.
  • The middle half. In Minneapolis, 160 siding firms' usual jobs sit mostly between $10,000 and $19,229; in Saint Paul, 73 firms sit between $11,000 and $24,500. A quote above the top of the band should come with a reason: fibre cement or wood instead of vinyl, a tall house, or new sheathing.

Filed value is not the final price

The filed value is the contractor's figure on the application, written before the old siding comes off. Nobody audits it, and extra work found mid-job is rarely refiled. Compare the base quote to your city's band, and get the per-sheet price for sheathing in the contract.

Permit rules in brief

Replacing siding on a whole house usually needs a permit. Austin exempts only "siding that does not exceed 128 square feet and is not part of a fire-resistance-rated assembly" (City of Austin, read 23 October 2026). Thirteen departments' rules, including the two that exempt most siding, are in do I need a permit for siding.

How long the permit stays open

Colorado Springs closes siding permits in a usual 45 days and Minneapolis in 113. Saint Paul takes 183, and only 58.8% of its siding permits a year or more old reached a final, against 88.9% in Minneapolis. A long open permit usually means the final was never booked; put "final inspection passed" in the contract.

Check a siding quote in five minutes

  1. Find your city in the table and open its cost page.
  2. Put the quote next to the middle-half range.
  3. Ask whether the price includes the permit, tear-off, house wrap and trim, and what sheathing costs per sheet.
  4. On your city's compare page, read the contractor's siding permits and finished share. Our siding contractor hiring guide covers licenses by state.

What these numbers cannot tell you

Permits record no wall area or material, so there is no per-square-foot figure here. Six cities is a small sample, and four of them are in Minnesota, Ohio and Colorado. Small repairs under a city's exemption, and jobs done without a permit, are not in the record.

How we know this

Siding permits are those each city files under a siding (or siding and stucco) work type over its three-year window ending September 2026 (a few cities end earlier; each city page names its window). The usual filed value is the median of permits that carry one; the middle-half range uses firms with three or more siding permits and is blank where fewer than eight such firms exist; days is the median from issue to final, blank where a city records no final date. Permit and lead rules are quoted from the pages under Sources, read 23 October 2026.

Numbers come from City of Minneapolis construction permits (CCS); City of Saint Paul building and trade permits (the City's old approved-permits file up to June 2025, and the City's PAULIE permit system since September 2025), with the contractor named on each permit; City of Cleveland building permits; Pikes Peak Regional Building Department permits inside Colorado Springs city limits; Marin County Community Development Agency building permits on homes in unincorporated Marin (the County's open-data permit and inspection files); City of Cambridge Inspectional Services permits (the city's per-type open-data permit files), data through October 17, 2026. Questions

  • What is the average siding replacement cost?

Going by permits, the usual siding job was filed at $12,707 in Colorado Springs, $13,500 in Minneapolis, $13,866 in Cleveland, $15,000 in Saint Paul and $37,120 in Cambridge, Massachusetts. That is the middle filed value for the whole job, not an average.

  • How much does siding replacement cost per square foot?

The permit record does not say. Cities record a job value, not the wall area or the material, so dividing one by the other would be invented. Ask each contractor to quote per square (100 square feet) and in total, then hold the total against your city's middle-half range; in Minneapolis that band is $10,000 to $19,229.

  • Is there a siding replacement cost estimator for my city?

Your city's siding cost page, linked in the table, is the closest thing: it shows the 10th to 90th percentile of filed values and the usual job for firms working on lower, middle and upper-third homes by value. Minneapolis's is built on 1,823 permits.

  • How much does it cost to replace siding on an older house?

More, if the house was built before 1978 and the work disturbs painted surfaces: EPA's lead rule requires the firm to be certified and its workers trained. Ask whether the quote includes lead-safe work. Cambridge had the highest usual siding figure here, $37,120.

  • Does siding replacement need a permit?

Usually yes for a whole house. Eleven of the 13 departments whose rules we read require one; Austin exempts siding that does not exceed 128 square feet and is not part of a fire-resistance-rated assembly. See our siding permit guide.
