Do I need a siding permit in Colorado Springs? PPRBD's 100 sq ft rule and the $115 and $135 flat fees

Yes for anything bigger than a patch: Pikes Peak Regional Building Department (PPRBD), the permit office for Colorado Springs, lists "Exterior siding and stucco" among projects requiring a permit and exempts only "Repairs to roofing and/or siding when the repair constitutes less than 100 square feet." Contractors filed 1,598 siding and stucco permits on homes inside city limits from October 2023 to September 2026, at a usual filed value of $12,707; by our estimate the usual one reached final in 45 days. The permit itself is a flat $115 for wood or composite siding.

The PPRBD rule

From PPRBD's Work Exempt From Permits list and Homeowner Permits page, read 23 October 2026:

Job Permit?
Re-siding a house or a full wall Yes
New stucco or re-stucco Yes
Siding or roofing repair under 100 sq ft Exempt
Exterior painting Exempt (cosmetic)
Window awning on the wall, projecting 54 inches or less, no extra support Exempt
Replacing windows in the same rough opening during the job Exempt

The 100 square foot line is the one to measure. Re-siding one full elevation of a two-storey house is well past it. Table A.1 lists reroofing and siding as separate flat fees, so a hail job that covers both should carry both lines (see the Colorado Springs roofing permit).

Who can pull it

A licensed siding contractor. A siding-only firm fits PPRBD's B-D specialty class, for contractors doing "only a single trade" (License Types, read 22 October 2026). "A contractor cannot obtain a permit unless the contractor's license is in good standing," PPRBD says; check the number on the Contractor and Mechanic Search.

You. On "your primary residence, which you own and reside in", doing the work yourself. Never for a hired crew: "It is illegal for a homeowner to obtain a permit for a contractor hired to do the work for you."

What it costs

From PPRBD's fee schedule, Table A.1 (existing one- and two-family homes and townhomes), read 23 October 2026:

Work Permit fee
Wood or composite siding $115.00
Stucco $135.00
Asphalt shingle reroof, if the job includes it $135.00
Work started without a permit Investigation fee of twice the permit fee
Re-inspection when the job was not ready $50, then $100, then $200 plus a two-work-day delay

Vinyl, metal, stone veneer and other claddings are not named on Table A.1; PPRBD's Fee Calculator gives the figure. Against the usual $12,707 filed value, a $115 permit is under 1% of the job, so a contractor who skips it is not saving you money. Local prices: Colorado Springs siding cost; national ones: siding replacement cost.

Inspections and timing

Book inspections with PPRBD by phone (719-327-2880), in person or online; results usually post the same day on Permit Search. Permits last 180 days, and each inspection resets the clock (Permit Guidelines for Homeowners). The PPRBD pages read for this guide do not list the siding inspection stages; ask at permit issue whether the weather barrier must be seen before the siding covers it.

What 1,598 Colorado Springs siding permits show

Measure Colorado Springs siding and stucco
Permits on homes, October 2023 to September 2026 1,598
Firms 223
Firms with a permit in the 12 months to September 2026 131
Usual filed value $12,707
Middle half of firms' usual job value $8,000 to $16,000
Usual days to final (estimated) 45

Firms with one permit only 101 (45.3%)
Busiest / quietest month (100 = average) October (140) / February (68)

Siding is more concentrated than most Colorado Springs trades: five firms hold 36.5% of permits, and the busiest filer in the 12 months to September 2026, Power Home Remodeling Group, LLC, filed 70. Job values are tight, $8,000 to $16,000 for the middle half of firms, so a quote far outside that range deserves a line-by-line look. Filing peaks in October (index 140) and is lowest in February.

What this does not tell you

Our count groups siding with stucco and leaves out homeowner-pulled permits; repairs under 100 square feet leave no record. PPRBD's file has no final date: days to final are estimates, and we show no finished share or license status for this trade.

How we know this

The exemption, homeowner rule and Table A.1 fees are quoted from Pikes Peak Regional Building Department's Work Exempt From Permits list, Homeowner Permits page, fee schedule and homeowner permit guidelines, read 23 October 2026; license classes from PPRBD's License Types page, read 22 October 2026. Counts are PPRBD siding and stucco permits on homes inside Colorado Springs city limits, October 2023 to September 2026, without homeowner-pulled permits; days to final are estimated.

Questions

  • Do I need a permit to replace siding in Colorado Springs?

Yes, unless it is a repair under 100 square feet. Pikes Peak Regional Building Department lists exterior siding and stucco among projects requiring a permit and exempts only 'Repairs to roofing and/or siding when the repair constitutes less than 100 square feet.'

  • How much is a siding permit in Colorado Springs?

$115 for wood or composite siding and $135 for stucco on an existing one- or two-family home or townhome, flat fees in Table A.1 of PPRBD's fee schedule. Other siding materials are not on that table; PPRBD's Fee Calculator gives the figure.

  • Can I replace a few damaged siding boards without a permit in Colorado Springs?

Yes, if the repair is less than 100 square feet. Hail repairs that run across a whole wall usually pass that limit, so ask the contractor for the square footage before deciding.

  • Can a homeowner pull a siding permit in Colorado Springs?

Yes, on your primary residence that you own and live in, if you do the work. A hired siding contractor needs a PPRBD license, usually the B-D specialty class for a single trade; PPRBD says it is illegal for a homeowner to pull a permit for a contractor.

  • How long does a siding permit take in Colorado Springs?

By our estimate the usual Colorado Springs siding and stucco permit reached final in 45 days. Permits last 180 days, reset by each inspection.
