Do I need a roofing permit in Tyler, TX? The $100 reroof permit, who files it, and why most stay open

Yes: Tyler requires a permit to replace a roof on a house, and the City's fee for it is a flat $100. Roofers filed 2,980 of them on Tyler homes from October 2023 to September 2026 at a usual filed value of $19,054, but only 22.9% of those a year or more old were ever finaled, the lowest of any Tyler trade.

The rule and the fee

The City's Schedule of Fees (read 23 October 2026) lists roofing separately from other building work:

Job Fee
"Roof Replacement (Residential)" $100.00
"Roof Replacement (Commercial)" Valuation + square footage
"All Additions, Alterations, Repairs" (residential), for comparison $0.47 per sq ft, plus 20% plan check
Building permit minimum fee $50.00

The flat $100 is cheap next to the job: it is about half a percent of the usual $19,054 filed value. The City's residential permit checklist asks for one thing on roofs: "Provide the type of shingles, color and lifetime of the shingles." Have that from the roofer before applying.

Who files it

Texas does not license roofers: TDLR licenses electricians and air-conditioning contractors, and roofers are not on its list. What Tyler has is contractor registration. Its FAQ says contractors submit the Master Registration Form with a copy of their license(s) and a certificate of insurance, and the form asks which company personnel are "authorized to obtain permits". It has no roofing box; its categories start with General Contractor and run through Electrical, Plumbing, HVAC and Irrigation. We could not find a City page on whether a homeowner may pull a reroof permit on their own house; ask Building Services on (903) 531-1151 before you plan to.

Because there is no license to check, the permit record is the check. Search the roofer's name in eTRAKiT's Search Contractors, then look up their permits on our list (below).

How to apply and close it

  1. Apply in eTRAKiT. Homeowners "Create a public registration"; contractors get a profile from staff (eTRAKiT and ProjectDox).
  2. Pay. If a "Select Payment" task is still showing after you have paid, it must be marked complete before the permit can be issued (FAQ).
  3. Request the inspection in eTRAKiT with Request Inspection. The FAQ says requests called in before 7 a.m. that meet all requirements usually happen the same day.
  4. Read the result under the permit's Inspections tab; failed inspections carry correction notes.
  5. Finish inside six months. "Building permits are valid for six months from the issue date"; staff can extend one if you are actively working and scheduling inspections.

What 2,980 Tyler roofing permits show

Measure Tyler roofing
Permits on homes, October 2023 to September 2026 2,980
Firms 218
Firms with a permit in the last 12 months of the file 84
Firms with one permit only 98 (45.0%)
Usual filed value $19,054
Middle half of firms' usual job (86 firms with 3+ permits) $13,000 to $21,232
Permits carrying a value 89.6%
Finaled (permits a year or more old) 22.9%
10th / 90th-percentile firm (10+ permits) 1.2% / 73.6%
Busy firms under 70% 27 of 32
Five busiest firms' share 54.8%
Firms with 5+ permits, none in the last 12 months 29
Busiest / quietest month March (index 234) / January (29)

Three things stand out. The final is usually skipped: 27 of the 32 busy roofers finaled under 70% of their permits, and the 10th-percentile firm 1.2%, so a roofer who does book finals stands out on the compare page. Roofing comes in waves: March runs at index 234 against 29 in January, and 29 roofers with five or more permits filed none in the last 12 months of our data. Prices cluster: half of Tyler roofers' usual jobs fall between $13,000 and $21,232; a bid well outside that deserves a question about squares and tear-off layers. The Tyler roofing cost page breaks it down by home value.

What this does not tell you

Tyler records no completion date, so we do not estimate days to final for roofing. The filed value is what the roofer typed on the application, not the invoice. The City's main site blocks automated reading, so its pages were read through a page reader; Building Services ((903) 531-1151) confirms the current fee and the homeowner rule. An open permit means no final is on record, not that the roof is bad.

How we know this

The $100 fee and other lines are quoted from the City of Tyler's Schedule of Fees; the six-month validity, registration and inspection steps from its Development & Planning FAQs and eTRAKiT and ProjectDox pages; the shingle requirement from the Residential Permit Checklist; read 23 October 2026. Counts are City of Tyler TRAKiT roofing permits on homes, October 2023 to September 2026; "finaled" uses permits a year or more old, adjusted for permit age; values are as filed.

Numbers come from City of Tyler TRAKiT building, mechanical, electrical and plumbing permits on homes, from three city GIS exports of the permit table, data through October 9, 2026. Nobody paid to be on this page and nobody can.

Questions

  • Do I need a permit to replace my roof in Tyler, Texas?

Yes. The City's Schedule of Fees lists 'Roof Replacement (Residential)' as a permit at $100, and the residential permit checklist asks for the type of shingles, color and lifetime of the shingles.

  • How much is a roofing permit in Tyler?

$100 for a residential roof replacement on the City's Schedule of Fees, read 23 October 2026. A commercial roof is priced on valuation plus square footage.

  • Does a roofer need a license in Tyler, TX?

Texas has no state roofing license; TDLR licenses electricians and air-conditioning contractors but not roofers. The City's Master Registration Form has no roofing category, so ask Building Services ((903) 531-1151) how your roofer is registered to file the permit.

  • How long is a Tyler roofing permit good for?

The City's FAQ says building permits are valid for 6 months from the issue date, and staff can extend one if you are actively working and scheduling inspections.

  • Why is my Tyler roofing permit still open after the roof is done?

Because nobody requested the final. Only 22.9% of Tyler roofing permits a year or more old in our file were finaled. Ask the roofer to request the final in eTRAKiT before the last payment.
