When each kind of work is filed

Permits by calendar month, 100 = an average month (the thin line), October 2024 through September 2026. Kinds of work do not all peak together. Each month is counted twice (once a year), so one unusual month still moves these numbers.

How San Marcos compares with other cities

How these numbers are made

Source: City of San Marcos GIS: CoSM BuildingPermits (Planning/CoSM_BuildingPermits FeatureServer layer 0, from MyPermitNow), read 20 Oct 2026. We count permits issued October 2024 through September 2026; denied and withdrawn permits are left out.

Building and trade permits the City of San Marcos, Texas issues inside city limits: new homes and commercial buildings, remodels, additions, pools, fences, decks, solar, demolition, plumbing, mechanical, electrical, sign and fire-system permits. Lawn irrigation, right-of-way, road closure, special event, watershed, site and grading permits, Texas State University and city projects, and certificates of occupancy in the same file are not counted. Kyle, Buda, New Braunfels and unincorporated Hays, Caldwell and Guadalupe counties run their own permit offices and are not in this file, and neither is San Marcos, California.

  • The city's file names no contractor, so there are no contractor lists, rankings or firm pages for San Marcos.
  • The file has no final inspection date, so we show no time to final. A permit counts as finished when the city marks it completed; a dormant permit counts as expired.
  • The file has no job value and no ZIP code we can publish, so we show no costs and no ZIP code pages.
  • New homes are the city's new residential permits for single-family homes, duplexes and townhouses; separate foundation-only permits for the same houses count as other, and so do new apartment buildings.
  • Lawn irrigation permits (about one per new house) are not counted. Roofing permits are rare in the file.

Counts are permits, not jobs: one job can need several permits. Nobody paid to be on this page and nobody can. Sources and definitions →
