What each job was filed at
"Usual" is the middle permit: half were filed for less, half for more. "Middle half of firms" takes every firm with three or more permits in the trade, finds each firm's usual job, and shows the band the middle 50% of firms sit in. A dash means fewer than eight firms qualify (firm band) or that we can't time the permit type from issue to final in Denton's yearly reports (days).

Plumbing and fence permits are missing: only 75.1% of plumbing and 71.2% of fence permits carry a value, under the 80% we need for a fair figure. Seven jobs have no days figure because we can't time those permit types from issue to final in the City's yearly reports.
What moves the price in Denton
The home. Each cost page splits firms into thirds by the usual value of the homes they work on (Denton Central Appraisal District market values). Denton's single-family value figure is $347,000.
| Job | Firms on the least expensive third | Firms on the most expensive third |
|---|---|---|
| Remodel & repair | $9,576 | $19,152 |
| Roof replacement | $15,000 | $21,000 |
| Windows & doors | $6,750 | $4,500 |
| Solar panels | $38,072 | $28,458 |
Figures from each cost page, data of 18 October 2026. Remodels double and roofs rise by about 40% with home value; windows and solar go the other way.
The firm. In remodels the ten busiest firms usually file $1,436 a permit, while the 149 firms with fewer than ten permits usually file $17,284 (Denton remodel cost page): the busiest remodel filers mostly file small jobs. The middle half of remodelers sits between $4,500 and $19,152.
Tight trades. Foundation repair ($6,250 to $8,500) and water heaters ($1,950 to $3,000) have narrow bands. A quote well outside them should come with a reason you can see in writing: pier count for a foundation, tank size or tankless for a heater.
What a Denton permit costs
Denton's fees follow the type of work and floor area, not the filed value (City of Denton Permit and Fee Schedule, effective 6 May 2025, read 22 October 2026):
| Work | Fee |
|---|---|
| Residential re-roof | $50 |
| MEP flat fee (service update, water heater, mechanical) | $50 |
| Remodel or alteration | $0.25 per sq ft ($50 minimum) plus $50 plan review |
| New single-family home | $0.89 per sq ft plus $141 plan review |
| In-ground pool | $357 |
| Lawn sprinkler system, residential | $118 |
| Fence, residential | $44 |
The City asks applicants to call Building Safety at (940) 349-8600 for final totals.
Filed value is not the price
- Nothing rides on it. The fee doesn't change with the value written down, so there is no fee reason to under-state it. It is still the applicant's figure, not an invoice.
- Gaps in the record. 86.5% of HVAC and 90.9% of roofing permits carry a value; the rest are left out of every figure.
- The lot. New-home values are construction only.

How we know this
Every row is a permit type the City of Denton issued on homes in the window 2023-10 to 2026-09 with at least 100 priced permits making up at least 80% of the type. Usual = median of the permits that carry a value; middle half of firms = 25th to 75th percentile of the usual value of firms with three or more permits in the trade (shown when at least eight firms qualify); days = median from permit issue to final inspection. Home-value thirds and busiest-firm figures are copied from each job's cost page and dated. Fees are quoted from the City's schedule linked under Sources.
Numbers come from City of Denton Building Safety permits on homes (the city's yearly permit reports), data through October 18, 2026. Nobody paid to be on this page and nobody can.
