The exemption, exactly
Henderson's posted administrative code ordinance (Municipal Code chapter 15.01, read 23 October 2026) exempts, in 15.01.130(M), "Pre-manufactured fabric sun shade and carport structures, wood gazebos and similar structures" used with a single-family dwelling, only when "not exceeding 120 square feet in area" and not "permanently affixed to an existing building". The same section exempts window awnings that project no more than 54 inches. Everything else, including a wood, steel or aluminum cover bolted to the fascia or the wall, is permit work under 15.01.125.
| Structure | Permit? |
|---|---|
| Free-standing pre-made fabric shade, 120 sq ft or less | No |
| Same shade, attached to the house | Yes |
| Any cover over 120 sq ft | Yes |
| Wood or aluminum cover on posts and a ledger | Yes |
| Cover with fans or lights wired in | Yes, and the wiring is electrical permit work |
The posted copy has no ordinance number or adoption date; the Development Services Center (702-267-1410) confirms the current text.
The standard designs
The City's Patio Covers and Carports page posts four Southern Nevada Building Officials (SNBO) standard designs, read 23 October 2026:
| Design | Number | Use |
|---|---|---|
| Patio Cover and Carport (Light Roof Coverings) | B-102 | Wood-framed cover with a light roof covering |
| Patio Cover and Carport (Heavy Roof Coverings) | B-103 | Wood-framed cover with a heavy roof covering |
| Patio Cover and Carport (Existing Wall) | B-102/103 ALT A | Cover built off an existing wall |
| Patio Cover and Carport (Existing Roof) | B-102/103 ALT B | Cover built over an existing roof |
Each says it "Does not include requirements for walk-out balconies and decks", so a cover with a deck on top is a custom design. Ask the builder which design number it is using, and whether its aluminum kit has its own engineering instead.
Who pulls it and how
A licensed contractor normally pulls it; the NSCB license should be a B General Building license or the matching C specialty, with a monetary limit above your price (NSCB License Search). An owner who lives in the house may pull an owner-builder permit under 15.01.230 by signing the "Owner/Builder" statement. If a contractor builds it, don't pull it yourself: the NSCB says "A claimant is not eligible for payment from the Fund if the claimant obtained any building permit for the project" (Residential Recovery Fund, read 22 October 2026).
- Apply in DSC Online from Building Online Services, with the standard design or the engineered plans and a site plan.
- Pay at issue (15.01.260). Fee amounts are set in Municipal Code Chapter 15.02, which we could not read; DSC Online shows yours.
- Book the inspections in DSC Online and read the results under "View inspection results".
- Check your HOA if you have one: its design approval is separate from the City permit.
What 1,472 Henderson patio permits show
| Measure | Henderson patio covers and decks |
|---|---|
| Permits on homes, October 2023 to September 2026 | 1,472 |
| Firms | 89 |
| Firms with a permit in the last 12 months | 59 |
| Done (permits a year or more old) | 87.5% |
| Usual days from issue to Done | 35 |
| 10th / 90th-percentile firm (10+ permits) | 72.9% / 97.6% |
| Five busiest firms' share | 37.6% |
| Busiest firm in the last 12 months | Ultra Patios (76 permits) |
| Busiest / quietest month | April (index 143) / January (51) |
Patio work is the most seasonal trade in our Henderson file: April runs at 143 against 51 in January, so a cover wanted before summer is best signed in winter, when builders have room. Patio builders close their permits: even the 10th-percentile firm with 10 or more permits reached Done on 72.9%, so a builder well below that deserves a question.

What this does not tell you
Our patio trade groups patio covers with decks, because the City files them together. Henderson publishes no job value on these permits, so we show no usual price; the patio cover cost guide has other cities' figures. We have not matched Henderson firms to the NSCB file.
How we know this
The exemption, homeowner and fee provisions are from the City of Henderson's posted Building and Fire Safety Administrative Code ordinance (chapter 15.01), and the standard designs from the City's Patio Covers and Carports page, both read 23 October 2026; the Recovery Fund rule from the NSCB, read 22 October 2026. Counts are City of Henderson patio cover and deck permits on homes, October 2023 to September 2026; "Done" uses permits a year or more old.
Numbers come from City of Henderson development services permits, data through October 14, 2026. Nobody paid to be on this page and nobody can.
Questions
- Do I need a permit for a patio cover in Henderson?
Yes for a built patio cover. Henderson's code exempts only pre-manufactured fabric sun shades, carports, wood gazebos and similar structures of 120 square feet or less that are not permanently attached to the house. An attached wood or aluminum cover needs a building permit.
- What are Henderson's standard patio cover designs?
The City posts four Southern Nevada Building Officials designs: B-102 for light roof coverings, B-103 for heavy roof coverings, B-102/103 ALT A for a cover on an existing wall, and B-102/103 ALT B for a cover over an existing roof. None covers walk-out balconies or decks.
- How long does a patio cover permit take in Henderson?
In our file the usual Henderson patio cover or deck permit reached Done 35 days after it was issued, and 87.5% of those a year or more old were finaled.
- Can I pull my own patio cover permit in Henderson?
If you own and live in the house, the code allows an owner-builder permit with a signed Owner/Builder statement. If a contractor builds it, the contractor should pull it, because an owner who obtained the permit cannot claim on Nevada's Residential Recovery Fund.
- When is the busiest time for patio covers in Henderson?
Spring. Patio filings in our file peak in April at 143 on an index where 100 is an average month, and bottom out in January at 51.
