Hiring an AC contractor in Orlando: the DBPR license, the mechanical permit, and what 8,300 HVAC permits show

To hire an AC contractor in Orlando, check its Florida DBPR air-conditioning or mechanical license, make sure it pulls the City mechanical permit, and ask when the final inspection will be booked, because the usual Orlando HVAC permit took 91 days to reach final. 759 firms pulled 8,269 HVAC permits on Orlando homes from October 2023 to September 2026; the usual one was filed at $8,484, and a roof permit, by comparison, usually reached final in 27 days.

Which license an Orlando AC contractor needs

Florida licenses HVAC contractors through DBPR. Its construction FAQ lists "air-conditioning" and "mechanical" among the categories that "require registration or certification" (DBPR FAQ, read 23 October 2026). The City adds its own step: "Contractors getting permits for work in the City of Orlando must be registered with the Permitting Services Division", and a state-registered contractor posts a surety bond of at least $5,000 (Register a Contractor).

The five-minute check: ask for the license number, search it on DBPR Verify a Licensee, and check the status is current, the type is air-conditioning or mechanical, and the name matches your quote. More in the Orlando contractor license lookup.

The permit rule for AC work in Orlando

A replacement goes on the City's mechanical permit application, whose work types include "Repair/Replace", with the contractor's license on the form and the note that "Current license and insurance information must be registered with Permitting Services or provided with this application". The same form says "A Notice of Commencement is not required to Repair/Replace an existing heating or air conditioning system in an amount less than $15,000" (read 23 October 2026). Check the permit with the City's Permit Lookup tool, linked from Get a Permit; the permit should name your contractor. Other cities: do I need a permit for HVAC replacement.

Red flags in the Orlando record

  • No DBPR match. 8.8% of HVAC firms on Orlando permits matched no DBPR record by name. Search the qualifier's own name before concluding anything.
  • One permit and gone. 320 HVAC firms (42.2%) filed exactly one Orlando permit in three years.
  • A firm that stopped filing. 38 firms with 5 or more permits filed none in the last 12 months; a labour warranty from one is hard to use.
  • A permit still open long after 91 days. Ask the contractor to book the final and send you the result.
  • A replacement with no permit at all. The mechanical form covers repair and replacement.

What the Orlando record does not tell you

Almost every Orlando permit is eventually closed, so we show speed to final instead of a finished share. License status is a name match to DBPR's files; unmatched is not unlicensed, and City registration is not in our data. A permit does not record the unit's brand or efficiency rating. Our file is the City of Orlando only. The national checklist is in hiring an HVAC contractor, and state rules in how to check a contractor's license in Florida.

How we know this

Permits are City of Orlando building permits for one- and two-family homes classified as HVAC or gas, 2023-10 to 2026-09. Days to final count from issue date. The filed-value range uses firms with 3 or more permits. The busiest-firm table ranks by permits in the last 12 months. License status is our name match to Florida DBPR's construction license file. Rules are quoted from DBPR and City of Orlando pages and forms, read 23 October 2026.

Numbers come from City of Orlando building permits for one- and two-family homes, data through October 17, 2026. Nobody paid to be on this page and nobody can.
