Going by permits filed with the City of Orlando (2023-10 to 2026-09), the usual home job ran from $2,700 for electrical work to $65,000 for a swimming pool and $262,217 for a new home. What each job was filed at

"Usual" is the middle permit: half were filed for less, half for more. "Middle half of firms" takes every firm with three or more permits in the trade, finds each firm's usual job, and shows the band the middle 50% of firms sit in; it is the number to hold a quote against.

Job Usual filed value Middle half of firms Permits (share priced) Usual days to final Pages
Electrical work $2,700 $1,800–$7,000 7,076 (99.9%) 127 cost · compare firms
Fence $4,600 $2,430–$5,549 910 (100.0%) 55 cost · compare firms
Plumbing $4,639 $2,500–$7,975 6,075 (99.7%) 123 cost · compare firms
HVAC & gas $8,484 $5,000–$10,731 8,269 (99.7%) 91 cost · compare firms
Roof replacement $11,015 $10,000–$15,760 9,818 (99.8%) 27 cost · compare firms

Remodel & repair $11,257 $7,524–$23,750 4,716 (99.6%) 59 cost · compare firms
Solar panels $25,266 $22,599–$36,624 1,015 (99.9%) 42 cost · compare firms
Home addition $50,000 $15,500–$198,555 334 (99.7%) 238 cost · compare firms
Swimming pool $65,000 $50,000–$86,000 864 (99.2%) 198 cost · compare firms
New home $262,217 $21,250–$503,865 3,107 (99.2%) 203 cost · compare firms

Demolition has a compare page but no cost page: 0.0% of its 474 permits carry a value. The new-home band is wide, from $21,250 to $503,865, because some of the 91 builders with three or more permits usually file small figures; read a builder's permits on the compare page before holding a quote against it.

What moves the price in Orlando

The home. Each cost page splits firms into thirds by the usual value of the homes they work on (Orange County tax roll, Florida Department of Revenue). Orlando's single-family value figure is $377,000.

Job Firms on the least expensive third Firms on the most expensive third
Roof replacement $9,500 $15,172
Remodel & repair $14,074 $22,800
Swimming pool $45,000 $82,000
Home addition $36,000 $85,000
HVAC $9,243 $3,887

Figures from each cost page, data of 17 October 2026. Pools, additions and roofs climb with home value; HVAC goes the other way, so in that trade the house is not what sets the price.

The firm. In roofing the ten busiest firms usually file $5,084 a permit, while the 866 firms with fewer than ten permits usually file $12,750 (Orlando roofing cost page). A busy roofer's low usual figure means many repairs and small jobs, not a cheap rate per roof.

The season. Roofing permits peak in March (index 125, where 100 is an average month) and are fewest in September (85). We have no prices by month, so this is about crews' calendars, not discounts.

What an Orlando permit costs

From the City's Permitting Development Fees for residential (1 or 2 units), effective January 2026 (read 22 October 2026):

Permit Fee
Building $66.24 for the first $1,000 of construction cost, plus $4.41 for each additional $1,000
Electrical $66.24 for the first $1,000, plus $11.03 per additional $1,000 up to $25,000, plus $8.28 per $1,000 above that
Mechanical (HVAC) Same as electrical
Plumbing / gas $66.24 plus $7 per fixture

On top of a building permit come a 5% concurrency surcharge, a 1.5% administrative inspection fund charge and a 1% state operational trust fund surcharge; every permit adds a 3% technology surcharge. A roof filed at the usual $11,015 works out to $114.75 before those. Work started without a permit pays an additional 100% of the fee.

Filed value is not the price

  • The City can use its own number. The schedule says construction cost for the building fee is the ICC "Building Valuation Data" figure or the contracted price, whichever is greater, so the fee may rest on a figure other than your contract.
  • Trade permits carry the whole job. HVAC and electrical fees rise with value too, so a contractor has a small reason to write the lower end; 99.7% of HVAC permits carry a value.
  • One permit type covers small and large jobs. Remodel & repair runs from patching to gutting; the middle half of remodelers file between $7,524 and $23,750.

Check a quote in five minutes

  1. Find your job in the table and open its cost page.
  2. Put your quote against the "middle half of firms" band. Inside it is normal here; above it, ask what the extra covers.
  3. Open compare firms, find the contractor, and read its usual filed value, permit count and finished share.
  4. Ask whether the price includes the permit fee and the final inspection; the usual pool permit here took 198 days to reach final.

How we know this

Every row is a permit type with a cost page: the City of Orlando issued at least 100 priced permits of it in the window 2023-10 to 2026-09, making up at least 80% of the type. Usual = median of the permits that carry a value; middle half of firms = 25th to 75th percentile of the usual value of firms with three or more permits in the trade (shown when at least eight firms qualify); days = median from permit issue to final inspection. Home-value thirds and busiest-firm figures are copied from each job's cost page and dated. Fees are quoted from the City's 2026 residential fee schedule linked under Sources.

Numbers come from City of Orlando building permits for one- and two-family homes, data through October 17, 2026. Nobody paid to be on this page and nobody can.
