Going by permits filed with the City of Medford (2023-10 to 2026-09), the usual home job ran from $750 for an irrigation backflow device to $31,666 for a remodel and $322,548 for a new home. An HVAC job was usually filed at $10,000, plumbing at $5,000 and a solar system at $23,000. These are the values contractors wrote on the permit, not quotes or final bills.

What each job was filed at

"Usual" is the middle permit: half were filed for less, half for more. "Middle half of firms" takes every firm with three or more permits in the trade, finds each firm's usual job, and shows the band the middle 50% of firms sit in; it is the number to hold a quote against.

Job Usual filed value Middle half of firms Permits (share priced) Usual days to final Pages
Irrigation backflow $750 $600–$1,000 449 (98.7%) — cost · compare firms
Electrical work $2,000 $1,500–$2,500 701 (97.7%) 15 cost · compare firms

Medford is one of the few cities where stand-alone electrical, mechanical and plumbing permits carry a declared job value, so every trade here has a figure. Backflow permits have no usual days to final because too few record one.

What moves the price in Medford

The home. Each cost page splits firms into thirds by the usual value of the homes they work on (Jackson County Assessor real market values). Medford's single-family value figure is $422,000.

Job Firms on the least expensive third Firms on the most expensive third
Remodel & addition $24,830 $45,503
Solar $18,000 $22,324
HVAC & mechanical $4,800 $7,000
Plumbing $5,000 $5,500
Electrical work $1,500 $2,500
Irrigation backflow $1,200 $700

Figures from each cost page, data of 16 October 2026. HVAC is the odd one: firms on the middle third of homes usually file $12,313, more than either end, because the big replacement firms sit there.

The firm. In HVAC the ten busiest firms usually file $12,313 a permit and the 61 firms with fewer than ten permits $5,000; small firms file more repairs and single units. Remodels run the other way: the ten busiest remodelers usually file $13,600, the 88 smaller ones $35,704 (Medford HVAC and remodel cost pages). Ask which kind of job a firm's usual figure comes from.

The season. HVAC permits peak in July (index 133, where 100 is an average month) and are fewest in February (63). Backflow permits spike in March (216), when irrigation is turned back on. We have no prices by month, so this tells you when crews are busy, not when they are cheap.

Filed value is not the price

  • It is what the applicant wrote down. Medford asks for a declared value on every permit, and nearly all carry one (98.7% of HVAC, 97.7% of electrical), but some firms write the contract price and some the equipment only.
  • One permit type covers small and large jobs. One in ten HVAC permits was filed under $2,500 and one in ten over $19,800. A furnace repair and a full heat-pump system share the type.
  • Minor-label work is missing. Oregon lets licensed contractors do some small mechanical jobs on a state minor label instead of a City permit (Oregon Building Codes Division), so firms that work mostly on labels look smaller here than they are.
  • The lot and the finishes. New-home values are construction only.

Check a quote in five minutes

  1. Find your job in the table and open its cost page.
  2. Put your quote against the "middle half of firms" band. Inside it is normal for Medford; above it, ask what the extra covers.
  3. Open the compare firms page, find the contractor, and read its usual filed value, permit count and finished share.
  4. Ask whether the price includes the permit; for HVAC, see what the Medford HVAC permit involves, and check the firm's license with the Medford contractor license lookup.

How we know this

Every row is a trade with a Medford cost page: City of Medford building, electrical, mechanical and plumbing permits on single-family, duplex and cottage homes (the City's TRAKiT exports) in the window 2023-10 to 2026-09. Usual = median of the permits that carry a value; middle half of firms = 25th to 75th percentile of the usual value of firms with three or more permits in the trade; days = median from permit issue to final inspection. The home-value thirds, busiest-firm and spread figures are copied from each job's cost page and dated. Permit fees are left out: the City publishes them on its Finance Department page and we could not read the trade lines.

Numbers come from City of Medford building, electrical, mechanical and plumbing permits on single-family, duplex and cottage homes (the city's TRAKiT permit exports), data through October 16, 2026. Nobody paid to be on this page and nobody can.

Questions

  • How much does HVAC replacement cost in Medford?

The usual HVAC and mechanical permit in Medford was filed at $10,000, across 1,507 permits. The middle half of 36 HVAC firms usually file between $2,300 and $9,829, a low band because many small firms file repairs and single units: the ten busiest firms usually file $12,313 a permit, the 61 firms with fewer than ten permits $5,000 (Medford HVAC cost page, data of 16 October 2026).

  • What is the cost to build a house in Medford?

New-home permits were usually filed at $322,548 (680 permits), and the middle half of 34 builders file between $255,891 and $381,492. That is construction value only; the lot is not in it. The usual new-home permit took 176 days from issue to final inspection.

  • How much do solar panels cost in Medford?

The usual solar permit was filed at $23,000 across 643 permits, with the middle half of 16 installers between $17,317 and $27,171. One in ten solar permits was filed over $49,400, usually because a battery or a larger array is on the same permit.

  • How much does a home remodel cost in Medford?

Remodel and addition permits were usually filed at $31,666, but one in ten was under $9,300 and one in ten over $124,000. Remodelers on the most expensive third of homes usually file $45,503, against $24,830 on the least expensive third (Medford remodel cost page).

  • How much does a plumber cost in Medford?

Plumbing permits in Medford were usually filed at $5,000 (382 permits), with the middle half of 22 plumbing firms between $2,500 and $6,000. One in ten was filed under $1,500 and one in ten over $13,000, so a water-heater swap and a repipe sit far apart. The permit fee is on the City's Finance Department fee page, which we could not read.
