Home improvement costs in Miami, FL (2026): what 13 kinds of jobs were filed at

Going by permits filed with the City of Miami (2023-10 to 2026-09), the usual home job ran from $4,900 for plumbing or gas work to $35,000 for a swimming pool and $648,376 for a new home. A roof was usually filed at $16,250, windows, doors and shutters at $14,246 and an HVAC job at $6,792. These are the values contractors wrote on the permit, not quotes or final bills. They cover the City of Miami only, not the rest of Miami-Dade County.

What each job was filed at

"Usual" is the middle permit: half were filed for less, half for more. "Middle half of firms" takes every firm with three or more permits in the trade, finds each firm's usual job, and shows the band the middle 50% of firms sit in; it is the number to hold a quote against.

What moves the price in Miami

The home. Each cost page splits firms into thirds by the usual value of the homes they work on (Florida Department of Revenue tax roll for Miami-Dade, just value). The city's single-family value figure is $599,000.

Job Firms on the least expensive third Firms on the most expensive third
Remodel & repair $11,990 $36,750
Roof replacement $13,000 $21,750
Windows, doors & shutters $12,250 $22,596
New home $392,500 $876,500
Solar panels $48,240 $22,160

Figures from each cost page, data of 17 October 2026. Remodels triple with home value; roofs, windows and new homes rise by two-thirds or more. Solar is the exception: the firms on the costliest homes usually file less than half what firms on the least expensive third file.

The firm. In remodels the ten busiest firms usually file $9,200 a permit; the 1,428 firms with fewer than ten permits usually file $18,950 (Miami remodel cost page). The middle half of all remodelers sits between $9,500 and $35,525, so ask a remodeler for a written scope before you compare its number with anyone's.

Time. A Miami new-home permit usually stays open 648 days from issue to final, an addition 313 and a remodel 182. Roofs close fastest, in 38 days. Put "permit closed with a final inspection" in the contract so an open permit is the contractor's job to close.

What a Miami building permit costs

For residential buildings of up to three units, new construction, additions and remodels are charged "the fee schedule set percentage of the estimated construction cost (including labor and materials)"; work under $2,500 is fixed at the schedule rate, and every permit has a minimum fee. A City solid waste surcharge is charged per $100 of estimated cost, with a minimum and maximum. The schedule was adopted by Resolution R-26-0200 on 23 April 2026 and does not include State of Florida or Miami-Dade County surcharges (City of Miami, read 22 October 2026). The rates themselves are in the schedule's PDF on the same page; we could not open it, so we don't quote a percentage.

Filed value is not the price

  • The fee rides on it. Because the fee is a share of the estimated cost, an applicant has a reason not to round up. Treat the usual figures as the size of the job, not a ceiling.
  • Labour is supposed to be in it. The City's rule asks for labour and materials, so a figure that looks like a materials-only number is worth asking about.
  • One project, several permits. A kitchen with a new panel is a remodel and an electrical permit; a roof with new shutters is two. Add the rows.

Check a quote in five minutes

  1. Find your job in the table and open its cost page.
  2. Put your quote against the "middle half of firms" band.
  3. Open compare firms, find the contractor, and read its usual filed value, permit count and finished share.
  4. Ask whether the permit fee and surcharges are in the price, and who books the final inspection.

Single-job guides: roof replacement cost, window replacement cost, solar panel installation cost. To check a Florida licence, see Miami contractor license lookup.

How we know this

Every row is a permit type the City of Miami issued in the window 2023-10 to 2026-09 with at least 100 priced permits making up at least 80% of the type. Usual = median of the permits that carry a value; middle half of firms = 25th to 75th percentile of the usual value of firms with three or more permits in the trade (shown when at least eight firms qualify); days = median from permit issue to final inspection. Home-value thirds and busiest-firm figures are copied from each job's cost page and dated. The fee basis is quoted from the City's fee schedule page linked under Sources.

Numbers come from City of Miami building permits (since 2014), data through October 17, 2026. Nobody paid to be on this page and nobody can.
