The rule in 4 cities, with their permit counts
Rules from each city's own page, read 23 October 2026. Counts are generator permits in the city's file over three years to September 2026 (Cape Coral's file starts January 2025); "usual days" is the typical time from issue to final inspection.
| City | The rule | Generator permits | Usual filed value | Usual days to final |
|---|---|---|---|---|
| Cape Coral, FL | An electrical permit with a site plan and electrical plans; "A separate LP tank permit must be issued or closed before the generator permit can be issued" | 715 | $14,935 | 109 |
| Cary, NC | "Generators" are on its list of residential work that needs a permit | 196 | $15,000 | 67 |
| Denton, TX | "New and replacement generators require a permit", with load calculations and transfer-switch specs | 160 | $8,200 | 48 |
| Bellevue, WA | Generators are not named; "A permit is required for adding or moving electrical circuits and for changes to the service panel", and for "installing a new gas line" | 508 | — | 31 |
Seven more departments, without generator counts in our file. Denver issues the electrical part as a quick permit (no plan review) for "Any other equipment or appliance with a rated voltage of over 50 volts" and "Disconnect switches", with gas piping as a mechanical quick permit. Citrus Heights answers YES for "ELECTRICAL CIRCUIT" and "NEW GAS LINES". Sacramento County lists "Electrical panel, circuit". San Diego County keeps "generating or transforming equipment capable of supplying more than 50 watts" out of its low-voltage exemption. San Diego requires a permit for electrical work "like ... adding circuits". Saint Paul says "Work on electrical, plumbing, piping ... requires trade permits." Austin's electrical exemptions stop at minor repairs and wiring under 25 volts.
What a standby install can add
A generator job is often three or four permits, not one. Cape Coral spells it out: the LP tank permit first, then the generator's electrical permit, and "A separate concrete permit is required if the mounting pad requires a footer more than 4 inches thick." Its inspections run hook-up, electric final and a final drainage survey. Denton asks for "Load Calculations for sizing of generator" and photos of the meter and panel, and inspects plumbing rough (for the gas line), electric rough and electric final.
What happens if you skip it
- Palo Alto: "an additional penalty fee equal to the amount of the permit fee shall be assessed".
- Seattle: fines of "up to $500 per day" for building without a permit.
Denton's generator permit also carries "Utility provider notification required for Non-DME customers", a step an unpermitted install skips. More in permit vs no permit.
Who pulls it
The installer's electrician, or you on your own home. Cape Coral takes applications from an Electrical Contractor or an owner/builder. Cary lets an owner do their own electrical and mechanical work without a license if the house stays their primary residence for 12 months after the work. If a separate plumber or gas fitter runs the line, ask who pulls that permit. The license check is in hiring a generator installer.
How long it takes
The usual generator permit closed in 31 days in Bellevue and 48 in Denton, against 109 in Cape Coral. Most finish: 97.6% of Denton's generator permits a year or more old reached a final, 92.0% of Cary's and 88.1% of Bellevue's. Hold back part of the last payment until the electric final passes.
Check it in five minutes
- Decide portable or standby; a transfer switch or inlet box makes either one permit work.
- Ask the installer for the permit list: electrical, gas or LP tank, and pad. Cape Coral and Denton want a site plan.
- Check your city's setback for the unit; Cape Coral runs a zoning review on every generator permit.

What this does not tell you
We read 11 departments' rules. Our counts are permits filed as generators; one filed as general electrical work, or a gas line filed on its own, is not in them. Utility interconnection rules for generators that export power are separate.
How we know this
Rules are quoted from the pages under Sources, read 23 October 2026. Permit counts, filed values, usual days to final and finished shares come from each city's permit file over the three years ending September 2026 (Cape Coral from January 2025). "Usual days" is the median from issue to final inspection; "reached a final" counts permits a year or more old.
Numbers come from City of Bellevue permits on single-family homes and condo units; Town of Cary building permit applications (issued permits only); City of Cape Coral building permits (the city's open permit table starts January 2025); City of Denton Building Safety permits on homes (the city's yearly permit reports), data through October 17, 2026. Nobody paid to be on this page and nobody can.
Questions
- Do I need a permit for a portable generator?
Not to run one on extension cords. Austin and San Diego County exempt connecting portable equipment to a permanently installed receptacle. Wiring it into the house through a transfer switch or inlet is electrical work: Cape Coral points portable generators to its separate 'Electrical (Transfer Switch Only)' guideline.
- Do I need a separate permit for the gas line or propane tank?
Often, yes. Cape Coral says 'A separate LP tank permit must be issued or closed before the generator permit can be issued', except for diesel units. Bellevue requires a permit for 'installing a new gas line or modifying an existing line', and Citrus Heights lists new gas lines as permit work.
- How long does a generator permit take?
The usual generator permit reached its final inspection in 31 days in Bellevue, 48 in Denton, 67 in Cary and 109 in Cape Coral. Denton lists three inspections: plumbing rough if there is a gas line, electric rough and electric final.
- How much does a permitted standby generator cost?
The usual filed value on a generator permit was $15,000 in Cary, $14,935 in Cape Coral and $8,200 in Denton. Filed values are what the contractor wrote on the application, so they may leave out the gas line or pad.
- Who can pull a generator permit?
An electrical contractor, or you on your own home. Cape Coral accepts an Electrical Contractor or an owner/builder. Cary lets an owner do their own electrical work without a license if the house stays their primary residence for 12 months after.
