Hiring a pool builder in Cape Coral: the DBPR pool license, the permit, and what 2,000 pool permits show

To hire a pool builder in Cape Coral, check its Florida DBPR swimming pool/spa contractor license, that it is registered with the City, that it pulls the pool permit, and how long its pools take to reach a final. 219 firms pulled 2,081 pool permits from January 2025 to September 2026; the usual one was filed at $64,508, took 177 days to reach a final, and 90.4% of those a year or more old had one. A pool stays open for the whole build, so the builder's own days to final is the number to compare.

Which license a Cape Coral pool builder needs

Swimming pool/spa is on DBPR's list of contractor categories that require state registration or certification (DBPR FAQ, read 22 October 2026). Check whether the license is certified (statewide) or registered (valid only in the county or city that issued it, plus places that accept it). The builder must also register its state license with the City, opening its EnerGov account with "the same exact information of the state license certificate" (City of Cape Coral Contractor Registration FAQ, revised 3 February 2026, read 23 October 2026).

The five-minute check: search the number on DBPR's Verify a Licensee. "Current, Active" means the builder may work; "Delinquent, Active" means it may not until the renewal is processed. The license type should be pool/spa (or a general, building or residential license), and the company should match your contract. Then confirm the builder under "Contractors" on the City's EnerGov site.

The permit rule for a Cape Coral pool

"Pool" is on the City's map of common permits, with in-ground pool guidelines (City of Cape Coral, read 22 October 2026). The builder pulls it. The City's Choosing a Contractor page warns against a contractor who will only work if you pull the permits, because that makes you responsible for the work. Ask for every permit number on the job (pool, electrical, heater, screen enclosure) and look each one up on EnerGov by address. The rules in other cities are in do I need a permit for a pool.

Red flags in the Cape Coral record

  • Days to final far above 177. A builder whose pools usually take much longer has more jobs open at once. Ask how many it is building now.
  • A finished share under 77.7%, the 10th-percentile line among the 34 builders with 10 or more permits.
  • A payment schedule that runs ahead of the inspections. Tie each payment to a passed inspection on the permit, and the last one to the final.
  • A registered license from another county, or a status other than Current, Active.
  • A firm that stopped filing. 6 pool firms with 5 or more permits filed none in the last 12 months.

What the Cape Coral record does not tell you

The City's open permit table starts in January 2025, so the finished share rests on pools permitted in 2025, many of which were still under construction a year later. A final means the City passed the inspections; it does not cover the finish, the equipment brand or the warranty terms. Filed values are what the builder told the City and may leave out the deck, screen and heater. License status is our name match to DBPR's files at our snapshot. How we know this

Permits are City of Cape Coral pool permits on residential parcels, 2025-01 to 2026-09. "Reached a final" uses permits a year or more old; days to final is the median from issue to final. Percentile and under-70% figures use pool firms with 10 or more permits; the filed-value range uses firms with 3 or more. The busiest-firm table ranks by permits in the last 12 months. License status is our match of company and qualifier names to DBPR's construction license file. Rules are quoted from DBPR and City of Cape Coral pages, read 22 October 2026.
