What each job was filed at
"Usual" is the middle permit: half were filed for less, half for more. "Middle half of firms" takes every firm with three or more permits in the trade, finds each firm's usual job, and shows the band the middle 50% of firms sit in; it is the number to hold a quote against. A dash means fewer than eight firms had three or more permits, so we don't show a band.

The city's open permit table starts in January 2025, so Cape Coral has 21 months of permits (2025-01 to 2026-09) where most cities on this site have three years. Every job above has at least 100 permits with a value and at least 80% of its permits priced.
What moves the price in Cape Coral
The home. Each cost page splits firms into thirds by the usual value of the homes they work on (Florida Department of Revenue tax roll for Lee County). Firms on the most expensive third usually file more for the same kind of work:
| Job | Firms on the least expensive third | Firms on the most expensive third |
|---|---|---|
| Roof replacement | $14,770 | $24,254 |
| Hurricane shutters & awnings | $7,656 | $17,795 |
| Swimming pool | $45,000 | $81,400 |
| Dock, seawall & boat lift | $3,000 | $30,000 |
Figures from each cost page, data of 19 October 2026. The usual single-family value behind the split is $335,000 for the city.
The firm. Some trades are tight and some are not. The middle half of HVAC firms sit between $6,750 and $9,170, a gap of a few thousand dollars. Marine work runs from $5,000 to $27,795, and the split is by firm size: the ten busiest marine firms usually file $30,579, the 132 firms with fewer than ten permits $7,500 (Cape Coral marine cost page). Ask any marine contractor which of the two kinds of job its usual figure comes from. Remodels spread from $18,000 to $65,000, which is why a remodel quote needs a scope sheet before it can be compared.
The season. Shutter permits peak in June (index 184, where 100 is an average month) and bottom out in November (25). Roofing peaks in January. We have no prices by month, so this tells you when crews are busy, not when they are cheap.
Filed value is not the price
- It is what the applicant wrote down. Some contractors write the contract price, some the permitted part only. In Cape Coral nearly every permit carries a value (99.7% of roofing, 99.9% of HVAC), so the usual figure is not skewed by gaps.
- One permit type covers small and large jobs. "Docks, seawalls and boat lifts" is one type; so is "remodel and repair". Read the job's cost page for the spread before you judge a quote.
- Two permits for one project. A pool and its screen cage, or a new roof and new shutters, are filed separately. Add the rows.
- The lot and the finishes. New-home values are construction only; the land, and the upgrades a buyer adds after permit, are not in them.
Check a quote in five minutes
- Find your job in the table and open its cost page.
- Put your quote against the "middle half of firms" band. Inside it is normal for Cape Coral; above it, ask what the extra covers.
- Open the compare firms page, find the contractor, and read its usual filed value, permit count and finished share.
- Before you sign, ask whether the price includes the permit and the final inspection; the usual permit in the table took the days shown to reach final.

How we know this
Every row is a permit type the City of Cape Coral issued in the window 2025-01 to 2026-09 with at least 100 priced permits making up at least 80% of the type. Usual = median of the permits that carry a value; middle half of firms = 25th to 75th percentile of the usual value of firms with three or more permits in the trade (shown when at least eight firms qualify); days = median from permit issue to final inspection. The home-value thirds and the busiest-firm figures are copied from each job's cost page and dated. We did not find a Cape Coral fee schedule we could read, so permit fees are left out; the Building Division's page at capecoral.gov has them.
Numbers come from City of Cape Coral building permits (the city's open permit table starts January 2025), data through October 19, 2026. Nobody paid to be on this page and nobody can.

Questions
- How much does roof replacement cost in Cape Coral?
The usual roofing permit in Cape Coral was filed at $17,200, across 2,018 permits, and the middle half of roofers usually file between $14,875 and $24,000. Roofers working on the most expensive third of homes usually file about $24,000, against about $15,000 for the least expensive third (Cape Coral roofing cost page). Tile and metal roofs sit above the usual figure.
- How much do HVAC contractors charge in Cape Coral?
The usual HVAC permit was filed at $8,570, and the middle half of 268 HVAC firms usually file between $6,750 and $9,170. That is one of the tightest bands in the city, so a quote far outside it should come with a reason, such as new ductwork or a second system.
- What is the cost to build a house in Cape Coral?
New-home permits were usually filed at $416,297 (3,254 permits), and the middle half of builders file between $387,294 and $541,944. That is the construction value on the permit; the lot is not in it. The usual new-home permit took 232 days from issue to final.
- How much does a pool cost in Cape Coral?
The usual swimming-pool permit was filed at $64,508, and the middle half of pool builders file between $44,000 and $73,180. A screen enclosure is a separate permit, usually filed at $20,250, so a pool-and-cage job is two permits.
- What does a seawall or boat dock cost in Cape Coral?
Dock, seawall and boat-lift permits were usually filed at $16,000, but the middle half of marine firms file anywhere from $5,000 to $27,795: a boat lift and a new seawall share one permit type. Ask which one a quote covers before comparing it with the usual figure.
