Sprinkler system installation cost by city
| City | Permit type | Irrigation permits | Usual filed value | Middle half of firms' usual job | Usual days, issue to final | Reached final |
|---|---|---|---|---|---|---|
| Cape Coral, FL | Irrigation | 2,919 | $2,200 | $1,650–$2,500 | 31 | 96.0% |
| Denton, TX | Irrigation | 2,765 | $2,500 | $2,000–$4,500 | — | 98.4% |
| Naperville, IL | Lawn Irrigation | 300 | $6,485 | $5,600–$7,300 | — | 36.1% |
| Cary, NC | Irrigation | 198 | $8,778 | $7,500–$10,863 | 42 | 64.9% |
Denton and Naperville show no days because their files carry no final date we can time. Only 74.3% of Naperville's irrigation permits carry a value. Each city's page lists every installer: Cape Coral, Denton, Cary, and the Naperville irrigation compare page.
Why the cities split in two
Cape Coral and Denton sit near $2,200 to $2,500; Naperville and Cary near $6,485 to $8,778. The likely reason is what gets permitted. Denton requires a permit for "All new Irrigation or alteration work to the system", so its 2,765 permits include alterations as well as new systems. Cape Coral exempts only "Lawn irrigation repairs under $2,000", so larger repairs and rebuilds land in its file too. Cary's rule covers "Installing an irrigation system – regardless of water source", and Naperville's covers "Irrigation systems (lawn sprinklers)", which leans those two files toward whole new systems. For a whole new system, the Naperville and Cary bands are the better guide; for adding zones or replacing a controller, Cape Coral's and Denton's are.
What drives the price
The middle-half column is the band to hold a quote against: each firm with three or more irrigation permits, its usual job, and where the middle 50% of firms sit. In Cape Coral 46 installers sit mostly between $1,650 and $2,500; in Denton 37 sit between $2,000 and $4,500. The cities' own requirements point at the cost items:
- Backflow prevention. Denton requires a "Backflow Prevention Inspection" before the irrigation final, and Bellevue says "A permit is required for the backflow prevention device on a lawn or garden irrigation system" (both read 23 October 2026). The device and its test are part of a new system's price.
- Water source. Cape Coral's inspections differ by source: a well system gets plumbing rough and final; a city potable or dual/reclaimed hookup adds a "Kit A Install" and a hookup inspection (Cape Coral irrigation guideline, rev. January 2026).
- Paperwork. Cape Coral asks for a site plan, an irrigation worksheet, the manufacturer's specifications and a burrowing owl and gopher tortoise affidavit; Denton wants an irrigation verification form uploaded before the final.
- Zones and heads. None of the four cities records them, which is the main reason two quotes for the same yard can differ: ask for both counts in writing.
Filed value vs the final bill
The filed value is the installer's own figure on the application, before the work; nobody audits it, and some file labour only. Use the table to spot a quote far outside your city's band, not to predict your bill to the dollar.
Permit rules in short
A new system needs a permit in each of the four cities here. Denton's must be "obtained by a licensed irrigator"; Cape Coral accepts a "Plumbing Contractor (CFC), Irrigation Specialty Contractor (SCC), or Owner/Builder". Repairs are often exempt: Cape Coral's line is $2,000. The rules for 9 departments are in do I need a permit for a sprinkler system, and Waco's fees and licensing in sprinkler system permit in Waco.
The finish rate matters more than the speed. 98.4% of Denton's irrigation permits a year or more old reached a final and 96.0% of Cape Coral's, against 36.1% in Naperville, where 9 of 9 installers with 10 or more permits finished under 70% of them. An open permit means nobody confirmed the backflow preventer. Installers file most in April in Naperville and July in Cary.
Check a sprinkler quote in five minutes
- Find your city's middle-half range in the table above.
- Ask the installer for zones, heads, the backflow device model and who tests it.
- Ask whether the permit fee is in the price and whose name goes on it.
- On the Cape Coral irrigation compare page (or your city's), find the installer and read its permits and finished share.

What these numbers cannot tell you
Four cities is a small sample, and two of them are dominated by alterations. Sugar Land, Tyler and Waco file irrigation permits without a value, so they are left out. Cities record no lawn area, zones or water source, so there is no honest per-square-foot figure here. Repairs under the exemptions, and systems installed without a permit, leave no record.
How we know this
Irrigation permits are those each city files under an irrigation or lawn irrigation work type over its window ending September 2026 (Cape Coral's starts January 2025). The usual filed value is the median of permits that carry one; the middle-half range uses firms with three or more irrigation permits; "reached final" is the share of permits a year or more old that the city closed with a final; days is the median from issue to final. Permit rules are quoted from the pages under Sources, read 23 October 2026.
Numbers come from City of Cape Coral building permits (the city's open permit table starts January 2025); City of Denton Building Safety permits on homes (the city's yearly permit reports); City of Naperville building permits (the current permit system plus the city's older records); Town of Cary building permit applications (issued permits only), data through October 17, 2026. Nobody paid to be on this page and nobody can.
Questions
- How much does sprinkler system installation cost?
Going by permits, the usual irrigation job was filed at $2,200 in Cape Coral, $2,500 in Denton, $6,485 in Naperville and $8,778 in Cary. Those are the installers' own filed values; Cape Coral's and Denton's files include many small alterations, so a whole new system sits above their usual figure.
- What is the average sprinkler system installation cost?
We report the usual (median) filed value, not the average, because a few large commercial systems pull an average up. Across our 4 cities it runs from $2,200 in Cape Coral to $8,778 in Cary.
- What is the sprinkler system installation cost per square foot?
The permit record does not say: cities record a job value, not the lawn area or the number of zones, so we cannot divide one by the other honestly. Ask each installer for the number of zones and heads and the total, then compare the total to your city's middle-half range.
- Is there a sprinkler system installation cost estimator?
Use your city's row as one. In Cape Coral the middle half of installers' usual jobs runs $1,650 to $2,500; in Cary $7,500 to $10,863. A quote well above the top of your band should come with a reason: more zones, a backflow preventer, or a potable-water hookup that needs extra inspections.
- Do I need a permit to install a sprinkler system?
For a new system, usually yes. Cary requires one for 'Installing an irrigation system – regardless of water source'; Denton requires one for all new irrigation or alteration work, obtained by a licensed irrigator; Naperville lists lawn sprinklers as permit work. Cape Coral exempts repairs under $2,000.
