Gas has its own guidelines for gas piping, natural gas and LP tanks, and irrigation and solar hot water heaters have theirs, all on the same Permit Document Center.

Who can pull it

A Florida-licensed plumbing contractor registered with the City, a petroleum gas contractor for gas work, or you as owner-builder. The City's Owner-Builder Disclosure makes you "the responsible party of record on a permit", with "direct, onsite supervision", and says you "may not hire an unlicensed person to act as my contractor". Check a plumber's DBPR license in the Cape Coral contractor license lookup.

What it costs

From the City's Miscellaneous Permit Fee Schedule, effective 1 January 2026; lines marked * add the 2.5% state surcharge:

Fee Amount
Plumbing Misc* (other than new construction) $140.00
Plumbing Re-pipe* $180.00
Natural Gas* $361.00
Propane tank and lines, residential* $167.00
Revision fee, plumbing $136.00
Floodplain review $55.00 per review
Re-inspection, first / second $48.00 / $67.00

How to apply

  1. In EnerGov Citizen Self-Service, choose the residential Plumbing/Gas application, or Plumbing Repipe.
  2. Upload a scope of work (what is being replaced, where, with what pipe), plus any conditional documents. Owner-builders add the owner-builder affidavit.
  3. Pay, then book the inspections the scope calls for and the Plumbing Final in the portal.

What 1,461 Cape Coral plumbing permits show

Measure Plumbing and gas
Permits on homes, January 2025 to September 2026 1,461
Firms 186
Firms with a permit in the last 12 months 141
Usual filed value (middle half of firms) $4,985 ($2,400 to $7,713)
Closed (permits a year or more old) 91.3%
Usual days from issue to close 71
Firms matched to an active DBPR license 84.4%
Firms with 10+ permits closing under 70% 1 of 30
Busiest / quietest month October (135) / June (84)

Plumbing is slower to close than most Cape Coral trades: 71 days usually, against 25 for electrical. Fewer plumbing firms matched an active state license (84.4%) than in roofing (99.4%). This category also holds gas work, so some of the busiest firms in it are standby-generator installers running gas lines; bathroom remodelers show up here too. Among firms with 10 or more permits, the 10th-percentile firm closed 83.5%. Monthly counts are on Cape Coral permit statistics.

Before you hire

Compare firms on the Cape Coral plumbers list. Other cities' rules are in do I need a permit for plumbing repairs and, for gas, do I need a permit for a gas line; national labor rates in plumbing labor cost; what to ask in hiring a plumber.

What this does not tell you

The City's open permit file starts in January 2025, so the closed share rests on 2025 permits only. Our plumbing category is the City's plumbing and gas permits together, so it mixes a water-line repair with a generator gas line. Filed values are the contractor's figure.

How we know this

Permit scope, applicants and inspections are quoted from the City of Cape Coral's residential Plumbing/Gas (Miscellaneous) and Plumbing Repipe guidelines (revised January 2026) and Owner-Builder Disclosure, read 23 October 2026; fees from the Miscellaneous Permit Fee Schedule effective 1 January 2026. Counts are City of Cape Coral permits on residential parcels classified as plumbing and gas, January 2025 to September 2026; closed share uses permits a year or more old.

Numbers come from City of Cape Coral building permits (the city's open permit table starts January 2025), data through October 19, 2026. Nobody paid to be on this page and nobody can.
