What needs a permit
From the City's Irrigation page (read 23 October 2026), an application must "clearly specify the scope of work" as one of five types; all of them are permit work:
| Scope on the application | Example |
|---|---|
| New installation | A new system on a new or existing lawn |
| Replacement in same location with like equipment | Swapping a failed valve or backflow device for the same model |
| Replacement in same location with different equipment | A different-size backflow preventer or controller |
| Relocation | Moving a zone, valve box or the backflow device |
| Repair | Fixing the system |
"Applications that do not specify the scope of work may experience processing delays." The City's page does not list any exempt irrigation work, and its residential alteration requirements note that irrigation systems "require separate permits" from a remodel.
Who can pull it
A licensed irrigator registered with the City. Denton's Contractor Registration page lists the irrigator registration at $73 a year, with a government-issued photo ID, a "Current Texas Irrigators License" and a list of authorized personnel. Irrigators are licensed by TCEQ, not TDLR; check the license on the TCEQ license search. The Irrigation page describes no homeowner exception; call Building Safety on (940) 349-8600 if you want to do it yourself. We do not match TCEQ irrigator licenses, so our license column says little for this trade (97.4% unmatched).
How to apply and get inspected
- Apply online in eTRAKiT with the City's Irrigation Application and the plan items on its Irrigation Submittal Requirements (both linked from the Irrigation page).
- Backflow prevention inspection. From the City's Inspections List: a "3rd Party Test report on device (pink copy), rain and freeze sensor on structure (not fence)", and "freeze protection for device".
- Upload the City of Denton Irrigation Verification form, which must be in before the final.
- Irrigation final: "run system, verify zones and spray patterns, seasonal watering schedules, final checklist completed and verified".
Book inspections in eTRAKiT; requests made by 5:59 a.m. are done that day. Cancel by calling (940) 349-8600 before 9 a.m., or a re-inspection fee is charged, and all unpaid fees must be paid before the final is approved. A permit expires 180 days after issue unless an inspection renews it (FAQs).
What it costs
From the City's Permit and Fee Schedule, effective 1 October 2026 (Ordinance 26-1576), read 23 October 2026:
| Fee | Amount |
|---|---|
| Lawn Sprinkler System, Residential (Table 3) | $125 |
| Lawn Sprinkler System Alteration (Table 3) | $50 |
| Re-Inspection Fee (Table 6) | $75 |
| Irrigation Contractor Annual Registration (Table 6) | $73 |
| Working without a Permit (Table 6) | $453 |
The $125 fee is about 5% of the usual $2,500 job, so a quote that leaves the permit out to save money is saving little.
What 2,765 Denton irrigation permits show
| Measure | Denton irrigation |
|---|---|
| Permits on homes, October 2023 to September 2026 | 2,765 |
| Firms | 76 |
| Firms with a permit in the 12 months to September 2026 | 43 |
| Usual filed value | $2,500 |
| Middle half of firms' usual value (3+ permits) | $2,000 to $4,500 |
| Finaled (a year or more old) | 98.4% |
| Share held by the busiest firm / five busiest | 22.6% / 58.5% |
| Firms with a single permit | 33 (43.4%) |
| Busiest / quietest month | July (index 142) / November (56) |
Denton sprinkler permits close: 98.4% finaled, and the 10th-percentile busy firm still finaled 96.0%. The busiest firm, Riverside Irrigation, holds 22.6% of permits. Repairs and alterations are permitted too, which pulls the usual filed value down; compare a new-system quote with the upper end of the firm range ($4,500), not the citywide figure. Filing in July runs at 142 on our index, against 56 in November. Before you hire

What this does not tell you
Denton's yearly permit files have no completion date, so we show finaled share but not days to final. Filed values are what the applicant entered. Unpermitted repairs leave no record.
How we know this
Permit scope and the licensed-irrigator rule are quoted from the City of Denton's Irrigation page; fees from its Permit and Fee Schedule effective 1 October 2026; inspections from its Inspections List; registration from its Contractor Registration page; expiry from its Development Services FAQs, all read 23 October 2026. Our counts are City of Denton irrigation permits on homes, October 2023 to September 2026.
Numbers come from City of Denton Building Safety permits on homes (the city's yearly permit reports), data through October 18, 2026. Nobody paid to be on this page and nobody can.
