Riverside County building permit search: RivCoPlus, statuses and records

The county's TLMA FAQ says the search covers plans, permits, inspections, addresses and Assessor's Parcel Numbers, and that you can search without logging in, but "permit or plan details" stay hidden unless you are logged in to an account linked to that record (read 24 October 2026). In our file Riverside County Building and Safety issued 27,209 permits from October 2024 to September 2026.

What the statuses mean

Status in the county file What it means How we count it
FINAL (with a completed date) Final inspection passed Finished
ISSUED Work under way or not finaled Open
EXPIRED, administratively closed Lapsed before a final Expired
VOID, CANCELED Never went ahead Left out

Of permits issued October 2024 to September 2025, 77.1% had finished, 16.5% had expired and 6.4% were still open by our 23 October 2026 snapshot. Small trade jobs expire most: 54.3% of HVAC permits, 36.4% of plumbing and 35.1% of roofing, against 0.9% of new homes. If your HVAC permit reads EXPIRED, the final inspection was never done; ask the installer to book it.

What this does not tell you

The county's open file names no contractor, carries no job value and has no ZIP code, so there are no firm lists, costs or ZIP pages for Riverside County. Tract builders file one permit per house, so a new subdivision shows up as many new-home permits.

Numbers come from public permit records in 57 cities, data through October 23, 2026. Nobody paid to be on this page and nobody can.
